In response to neighborhood and community-action groups, HUD has unveiled the Homebuyer Protection Plan, a package of far-reaching reforms that will benefit consumers by dramatically reinventing FHA's home appraisal process. The FHA is hoping that this new "consumer friendly" approach will create a new level of consumer confidence in the homebuying process. It also increases the responsibility of the appraiser to make a more detailed inspection and disclose potential problems in the appraisal report. If you are using inexperienced FHA appraisers or appraisers that have not been updated to the recent changes to FHA in the past year, you may be exposing yourself to potential liability down the road. Paul Piekos attended the FIRST ever nationwide seminar on this new plan, given by the Appraisal Institute, in conjunction with the Mortgage Bankers of America and the National Society of Real Estate Appraisers.
